Booking Terms and Conditions
It is important that you read the following terms and conditions which form the basis of the contractual agreement between the apartment owners and yourselves. It is the responsibility of renters to read these terms, and once a booking has been made, it is assumed that these terms have been read, understood and accepted.

Pricing and Payment
The prices on our web site are based on a one week stay, Saturday to Saturday. Prices vary between seasons. In order to simplify the payment process all payment will be channelled through the booking link on this website. A non-refundable advance payment of 30% of the total will be due upon confirmation of the booking. The balance will be due eight weeks prior to arrival.
For bookings made within an eight week period prior to arrival, the full lease amount will be due upon confirmation.
A mandatory local tourist tax of Euro 8.40 per person (adult or child) will also be due for payment at final confirmation as will be a one off, end of stay cleaning charge of Euro 120.

Breakage deposit
A fully refundable breakage deposit of Euro 300 will be charged once the booking has been confirmed. Upon departure an inventory check is carried out and the deposit is returned to renters within 14 days, minus any costs to repair or to replace any missing or damaged items.

Damage
Renters are responsible for any damage caused during their stay.

Cancellations
30% of the lease costs will be charged for any booking cancelled more than 56 days prior to arrival.
50% of the total lease costs will be refunded for cancellations received between 55 and 29 days prior to arrival.
25% of the total lease costs will be refunded for cancellations received between 28 and 15 days prior to arrival.
No refund will be made for bookings cancelled within 14 days of arrival.
Please note that these cancellation restrictions are final, regardless of the reason for the cancellation.

Maximum Guests
The apartment is designed to accommodate eight (8) adults and one (1) young child or baby. Bookings that include more than four (4) people under the age of 21 will not be accepted. The correct names, addresses and ages of all tenants must be provided upon reservation.

Children
The owners have provided a portable children's cot with bedding, high chair and a selection of toys in the apartment for young visitors. Guests are requested to leave them clean and in good condition for the next tenants.

Booking changes
The owners will do their best to accommodate any changes in booking dates that are requested. These will be handled on an availability basis and will be subject to a Euro 50 administration fee for each alteration.

Keys
Instructions on key collection will be given to renters one week prior to their arrival.

Refuse Management
The Flachau municipality is very strict when it comes to the separation of garbage and waste material. Rubbish must be separated into separate containers for plastics, glass, paper, food items and non recyclable items. Detailed instructions on how to do this are given in the apartment and all the necessary containers have been provided. Fines are issued by the municipality to households failing to comply. In the event that rubbish has not been properly separated, a portion of the breakage deposit will become forfeit.

Disturbances and Force Majeure
Tenants are requested to respect that fact that the apartment is located in a residential area and to treat neighbours and other residents with respect at all times. The owners cannot take responsibility for local disturbances or circumstances of force majeure that are not in the direct control of the owners that have an impact on the vacation of tenants. Examples of these might be acts of terror, war, weather, road closures, ski lift break downs, noise from other apartments etc. If the owners become aware of any building or road works that may effect the holiday of their tenants they will communicate this well in advance.

No Smoking
The entire apartment including the balconies is non smoking.

Pets
Pets are not allowed in the apartment.

Arrival and Departure
Unless otherwise agreed with the owners the latest departure time on the day of departure is 10.00 am. Arrivals are expected to be after 15.00 on the day of arrival.

Description
The information and prices given in this web site is accurate and up to date to the best knowledge of the apartment owners. Should any discrepancy be found, the owners will seek to take corrective action immediately. Any information given is intended as a guide line and the owners cannot be held responsible for any changes or differences that are made by third parties, information offices or on web site with links to this site. The description of the apartment has been written in good faith; however the furniture and fittings are liable to change from time to time as a result of wear and tear.

Meet and Greet
A meet and greet service may be arranged at a cost of Euro 30.00. This service is well worth taking as it is conducted by a local resident who can brief visitors on the best ski areas, ski hire, restaurants and other useful information as well as handing over the keys and demonstrating how everything works.

Emergencies
A detailed instruction book listing all emergency contact numbers is in the apartment as are the contact details of the owners and their local representatives.

Theft
Neither the owners nor their representatives can be held responsible for any personal effects that are mislaid or stolen during the period of tenancy. Renters are responsible for their own personal possessions.

Owner's liability
The owners are responsible for providing their tenants with the apartment on an accommodation only basis. If the owners fail to meet their commitment or if the apartment proves to be uninhabitable for whatever reason, the owners will consider themselves responsible. Their liability will be limited to the invoiced accommodation costs for the apartment. The owners do not accept responsibility for any injury or loss of life incurred by or to any tenant renting the apartment. Tenants are advised to take out personal insurance to cover any of these possibilities.

Complaints
Any complaints or shortfalls in the apartment must be communicated to the owners or their representatives immediately and in writing. If the complaint is of a serious nature, and compensation is being requested the details must be corroborated by the owner's local representative. The owners commit to doing their utmost to resolve any shortfalls in services. Should the tenant fail to communicate the complaint in writing and/or have it corroborated by the owners local representative within 28 days of departure their right to claim may be affected.
